Condominiums: Minimum stay in most condominiums is 3 nights
Homes: Minimum stay in most homes is 5 nights

For stays up to 14 nights, 2 nights deposit is due at time of booking. For stays of 15+ nights and groups of 4 or more units, 1/3 of total owed (less tax & security deposit) is due at time of booking. A one-time $25 (non-refundable reservation fee is required on all reservations at time of booking
Christmas Season: Full payment is due 60 days prior to arrival.
All Other Seasons: For stays up to 14 nights, full payment is due 30 days prior to arrival. For stays of 15+ nights & groups of 4 or more units, full payment is due 60 days prior to arrival.
Security Deposit (All Seasons)
A one-night refundable security deposit is required in addition to the full payment. Security deposit for private homes may vary, but will not be less than a one-night rental. The deposit will be refunded within 14 days of departure subject to inspection. In case of damage, a written description of the reason for retention will be furnished.
13.416% tax is due on the total room amount, excluding
security deposit (subject to change without notice).
We accept personal checks, debit cards, Visa, Discover and MasterCard. The credit card used for final payment must be presented at check-in and an imprint will be taken.
Christmas Season: Cancellation 61+ days prior to arrival is subject to a $50.00 fee; 0-60 days prior to arrival is subject to full forfeiture unless re-rented.
All Other Seasons: For stays of up to 14 nights, cancellation 31+ days prior to arrival is subject to a $50.00 booking fee. Cancellation 0-30 days prior to arrival is subject to full forfeiture unless re-rented. For stays of 15+ nights or groups of 4 or more units, cancellation 61+ days prior to arrival are subject to a $50.00 booking fee. Cancellation 0-60 days prior to arrival are subject to full forfeiture unless re-rented.
*Full Forfeiture: The security deposit and any additional resort and/or cleaning fees collected (if applicable) will be refunded within 14 days after the departure date of the canceled reservation. Rent refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the canceled reservation.
South Kohala Management will enforce our cancellation terms & we highly recommend purchasing travel insurance for your peace of mind. Travel insurance is available through CSA and may be purchased up to the day prior to your final payment. The cost is 6.5% (subject to change) of the total room and tax (excluding security deposit) & will immediately be charged. The premium is non-refundable 10 days after purchase. No Shows/Early Departures
Subject to full forfeiture.
After 2:00 PM. Please call 808-885-4944 from the airport for instructions. If you will be arriving at night (after 5PM), please review the after hours check-in procedures and call our friendly staff to answer any questions prior to your arrival. An early check-in can be requested within 24 hours prior to arrival and if available, may be granted for a fee.
Required by 11:00 AM or earlier. A late checkout can be requested within 24 hours prior to departure and if available, may be granted for a fee.
Varies by property and reservation type. Additional services can be purchased subject to availability.
All units are equipped with a washer & dryer, beach towels & hotel linens. An initial supply of toilet paper, paper towels, laundry detergent, dishwashing liquid, dishwasher detergent and trash bags are provided. Beach toys & gear vary by unit and are not guaranteed but may be rented at various locations within the resorts.
Due to limited parking, only one (1) vehicle, per unit will be allowed. (some exceptions)
Smoking is prohibited in all units, including the lanai and balcony. Security deposit funds can be withheld for smoke clean-up if detected.
Social gatherings, parties and illegal or inappropriate activities are NOT allowed at any property.
Homes with private pool
Pools are NOT heated in any private home or villa but may be an option at certain properties for an additional fee. Homes with private pools do not provide child-protective fences. Children MUST be supervised at all times and guest assumes all liability for the use of private pools and hot tubs.
All properties have regular pest control services, however, pests are a natural part of Hawaii’s tropical environment and cannot be 100% eradicated. Guests can help to minimize problems by not leaving food items and dirty dishes on the counter and by keeping doors closed. The presence of an occasional “pest” does not justify a unit move or refund.
Please note that units of a particular size and style are on a request basis only. If we are unable to confirm you in the unit you have requested we will make every effort to accommodate you in a comparable unit.
All reservations booked on-line are considered tentative until you are contacted by one of our reservation specialists. You will be contacted within 24 to 72 hours in order to re-confirm pricing, reservation dates, ETC.
